A former Methodist Church near St Neots achieved £142,000 when it sold to a local investor at Cheffins’ first property auction of 2025. Hosted on the 5th March at the firm’s salerooms in Cambridge, the auction saw 13 lots on offer, including land, residential, commercial and development opportunities.
The Methodist Church dated from the 1800s and was located in the popular area of Eaton Ford, close to St Neots. The building was offered without planning permission but had the potential for conversion for residential or commercial uses STP. The Church generated lots of pre-auction interest, with potential purchasers viewing it with a wide range of uses in mind; the transparent nature of the auction bidding process once again proved vital in determining the building’s true value.
Another lot which was highly sought-after was a vacant commercial property on Newmarket High Street. Extending to over 3,500 sqft, the building achieved £116,000 when it was sold to a local buyer. In addition, a single garage on Hartington Grove, central Cambridge, sold for £41,000 to a nearby property owner.
Among the residential lots, a three-bedroom, semi-detached house in Hauxton, near Cambridge, achieved £295,000 when it was sold to a local investor. In need of updating, the house saw competitive bidding both in the room and online.
In Wentworth, near Ely, a parcel of 1.53 acres of amenity land was sold for £60,000, while the same price was paid for 4.58 acres of grassland between West Wickham and West Wratting, Cambridgeshire. These lots were followed by 2.09 acres of grassland at Willingham, Cambridgeshire, which achieved £35,000.
