The much anticipated A14 roadworks were completed during lockdown ahead of schedule after three and a half years to little fanfare but this will be a huge boost to local business.
The £1.5bn improvement works will improve journey times on a road which has long been associated with delays and congestion.
The improved accessibility to the Bar Hill business estate will be one location which will benefit from the works and can now boast to be a prime business location due to its proximity to Cambridge and easy access to the A14.
Philip Woolner, Managing Partner at Cheffins, said: ‘’The A14 is a major transport route linking East Anglia to the east ports, the Midlands and the national motorway network.
We know from experience that business occupiers have been unsure about locating themselves along the A14 corridor due to previous issues with the road, but the upgrade has removed this obstacle. We are anticipating improved demand for commercial property which has access onto the A14 due to its strategic location.’’
Cheffins is currently marketing two commercial properties within Bar Hill at East Bridge House and Unit 2 Viking Way. East Bridge House comprises a prominent, detached two storey office/production building offering 11,350 sq ft which can be split on a floor by floor basis and benefits from excellent parking provision.
Unit 2 Viking Way is a modern terraced light industrial / warehouse unit of 5,345 sq ft which has been recently refurbished. The unit benefits from allocated parking and yard area and is suitable for a variety of different businesses.
Philip adds: ‘There is a lack of good quality commercial accommodation in the local market and both East Bridge House and Unit 2 Viking Way benefit from easy access onto the newly upgraded A14. Since the lockdown restrictions have begun to ease, it is clear that many businesses are re-evaluating their property needs which will lead to increased activity in the coming months. The properties are available immediately and offer immediate options to any businesses who are looking to relocate or to commit to new space.’’
